Site Markup

From aerial screenshot to labeled site plan in minutes.

The thing we built this app for. No CAD, no tracing, no $260-a-year markup suite — just the plan your crew needs, done before the meeting starts.

  1. Paste the view Ctrl+V

Screenshot the site in Google Maps, county GIS, or a drone shot — then just Ctrl+V. It lands on a page, ready to mark.

  2. Drop your callouts

CRANE, STAGING, DUMPSTER, ACCESS ROUTE — pick from the preset palette or make your own. Labeled, colored, legible from a truck.

  3. Add the legend

One click builds a legend from the callouts on the page, so the sub reading it knows exactly what they're looking at.

  4. Flatten and email

Flatten it into a clean PDF nobody can accidentally drag around, compress it, and send it to the crew before you're out of the truck.

What you get.

The whole toolbox, in plain language.

View & Navigate

  • Every open plan in tabs, like a browser — big files scroll smooth.
  • Ctrl+F finds anything, with highlights and next/previous.
  • Page thumbnails down the side; drag them to reorder.
  • Dark theme by default, a keyboard shortcut for everything (F1 shows the list).

Pages & Files

  • Merge PDFs in any order; split by range or pull out just the pages the sub needs.
  • Rotate, delete, reorder, insert — and undo any of it.
  • Ctrl+V a screenshot and it's a PDF page. Drop in an image, same thing.
  • Right-click files in Windows Explorer to open, merge, compress, OCR, or print.

Markup & Site Plans

  • Circle the crane pad, label it, add a legend — email it in two minutes.
  • Highlights, shapes, arrows, text boxes, sticky notes, freehand ink.
  • Revision clouds and leader lines that look like they came off a plan table.
  • Your markups open correctly in Acrobat and other viewers — and stay editable in SitesMark.

Photo Reports

  • A folder of jobsite photos becomes a clean PDF report — captions, 1/2/4/6 per page.
  • Date and time stamped from the photos themselves, with an optional GPS line.
  • Your logo, license numbers, and claim info on every page, automatically.
  • Auto-optimized so a 60-photo report still fits through email. Save the setup as a preset.

Templates & Forms

  • Built-in fillable templates: T&M tickets, change orders, daily logs, safety briefings, punch lists, invoices, more.
  • Fill any PDF form — save it editable, or flatten it permanent.
  • Import your own forms into My Templates; your company info fills itself in.

Scan, Shrink & Protect

  • OCR turns scans into searchable, copyable text — one file or a whole batch.
  • Compress with honest before/after sizes, so you know it'll fit through the county's inbox.
  • Password-protect with real encryption (AES-256), or remove a password you know.

AI Assistant (optional)

  • Summarize a 60-page estimate, ask questions, pull out the numbers — with page references.
  • Tell it what to do: “rotate page 3,” “stamp this APPROVED,” “pull out pages 4–7.”
  • Powered by the latest Claude models via your own API key — you pay pennies, directly. We never meter or resell.
  • Your key stays in Windows Credential Manager; chat history stays on your machine.

Company Kit

  • One setup wizard: name, logo, license numbers, contacts, custom stamps, markup presets.
  • Export it as a single file — set up one machine, import on the rest.

You own it

  • $25 once (launch price — list $39). Not per month. Not per seat. Once.
  • 3 devices on one license, with self-serve deactivation when you swap machines.
  • Works fully offline. No account. Your documents never leave your machine.
  • Trial over? It becomes a free viewer forever — view, search, print. Your files are never held hostage.
  • Free updates for all of v1.x — delivered automatically.

Optional AI assistant

AI, only if you want it. On your terms.

SitesMark's assistant runs on your own Anthropic API key. You pay Anthropic directly for exactly what you use — typical questions cost pennies. We never meter, mark up, or resell AI. No key? Every other feature works exactly the same.

Summarize the stack

Hand it a 60-page estimate or an adjuster's report and get the numbers that matter, in plain English.

Ask your documents

“What's the total on the electrical line items?” “Which pages mention the north elevation?” Ask, get an answer with page references.

Mark up by talking

“Circle the staging area in yellow and label it.” Plain-English commands become real markup on the page.

Setup is one paste: get a key at console.anthropic.com, drop it in Settings → AI. Documents you ask about go straight from your machine to Anthropic — never through our servers.

How it stacks up.

The honest version, including the rows we lose.

The honest read: if you re-author PDF text all day, buy Acrobat — it's the right tool. If you do takeoffs on 400-sheet plan sets, Bluebeam earns its price. For everything the rest of us actually do with PDFs — merging, marking up plans, photo reports, getting files through email — SitesMark is $25. Once.

Photo reports, without another subscription

Photo-documentation tools run about ~$24/user/mo. One month of that costs about the same as SitesMark does forever — and the Photo Report Builder is included.

Windows 10/11, 64-bit. After the trial, SitesMark becomes a free viewer — it never locks your files.

Straight answers.

What happens when the 14-day trial ends?

SitesMark becomes a free PDF viewer. You can still open, read, and print everything — the editing tools just pause until you buy a license. It never locks you out of your own files.

How does the 3-device limit work?

One license activates on up to three machines — say your office PC, a laptop, and the shop computer. You can deactivate a device from Settings to free up a slot. If a machine dies before you could deactivate it, email support and we'll clear it.

Does it really work offline?

Yes — fully. Viewing, markup, merge, OCR, compression: all of it runs on your machine with no internet. The only feature that needs a connection is the optional AI assistant, which talks directly to Anthropic using your own key.

Does it phone home?

No. The app contacts our server only to verify your license key at activation. Your documents never leave your machine, and we don't collect usage analytics from the app.

What if it's not for me?

There's a 14-day free trial before you pay anything, and a 14-day money-back guarantee after you buy. Email support and you'll get a refund — no forms, no phone tree.

Mac? Phone? Tablet?

Windows 10/11 (64-bit) only for now. That's where our own crews run it. If enough people ask for a Mac version, we'll look at it — but we won't sell you a promise.

How do I set up the AI assistant?

Create an API key at console.anthropic.com, then paste it into Settings → AI in the app. You pay Anthropic directly for usage — typical document questions cost a few cents. Skip all of this and the rest of the app works exactly the same.
